Seller Tips:
First impressions count when selling your home. One of the first
things a potential buyer sees when looking at your home is the front
exterior and the landscaping. This can have a big emotional effect
on a customer.
We suggest that when you plan to put your home on the market try
to look at the front of your home with an objective eye and look
to see if anything needs tidying up. A well landscaped yard has
a great buyer impact, and so does a home with a clean coat of paint
and a clean roof.
If your home is in need of any repairs now is the time to take
care it. If a buyer sees something that is broken or in need of
repair they tend to overestimate the cost of such repairs and emotionally
might be turned off.
Once a customer enters the home we suggest a neat and tidy living
are with as little clutter as possible. If you have pets it would
be wise not have them free to disturb your clients when they are
viewing your home.
If it is cool outside set the thermostat to a comfortable setting
to make the customer comfortable, or conversely if it is warm outside
set the home to a comfortable temperature inside with air conditioning.
This will make the customer comfortable and show them that the climate
control equipment is in good order.
Another tip we tell our sellers is if you can bake some cookies
or some bread for example, this can be very comforting to a buyer,
remember they are considering making your house their home, so let
them feel at home. Also it may cover mask some mild pet odors.
If closet or bedroom doors don't close easily, leave them ajar
when showing the house so people won't struggle with them.
Put clothes and papers away, leaving counter space free of odds
and ends. Clutter is unappealing to potential buyers.
And remember most of all emotions have a very large impact when
people purchase homes, put them at ease and feeling good about the
purchase of their new home.
